Medford Home Sales Up For Dec., 2012 Overall

Medford saw a large year-over-year uptick in the sales of single-family homes and and condos in the month of December and a strong improvement over 2011 for the entire year of 2012, according to the latest figures from The Warren Group.

In December, 29 single-family homes were sold in Medford compared to 18 in Dec. 2011, an over 60 percent increase. A total of 14 condos were sold in Medford last month, up from 12 in Dec. 2011.

Over the entire course of 2012, the Warren Group said Medford saw 326 houses sold, up from 252 in 2011. That represents a 29 percent increase. Condo sales in 2012 numbered 189, up nearly 28 percent from 2011.

Median home sale prices in Medford for December were $387,000, up almost 19 percent from the Dec. 2011 figure of $325,550. For the year, median home sale prices in Medford were $355,000, up 4.5 percent from $339,500 in 2011.

Medford's median condo sale prices in December were $297,500, up just over 7 percent from $277,500. For the year, media condo sale prices in Medford were up just shy of 2 percent in 2012, from $280,000 to $285,000.
