Medford Home Sales Dropped in March

Low inventory continues to hamper home sales.

Medford’s single-family homes took a tumble in March, which The Warren Group blamed on “shrinking inventory," which is “depressing sales volume." Mirroring a similar trend for the commonwealth, single-family home sales in Medford dropped from 20 in March 2012 to 16 in March 2013. So far this year, Medford has seen 47 homes sold – compared to 57 in 2012, according to The Warren Group, which publishes Banker & Tradesman. "Low inventory is plaguing housing markets all over the country, and Massachusetts is no exception," said David Harris, editorial director at The Warren Group. "With mortgage rates low and prices competitive, we're hopeful more sellers will emerge and the trend in dropping home sales will reverse." Similar to the …

Medford Home Sales, Foreclosures Down in February

Medford numbers reflect the state in both instances.

Figures released by the Warren Group indicate both home sales and foreclosures were down in Medford for February compared to the same month in 2012. February 2013 saw 16 home sales in Medford, down over 27 percent from February 2012, when 22 homes were sold. Condo sales were actually up slightly, from nine in 2012 to 11 in that same month in 2013. Foreclosure petitions, deeds and auctions were all down in Medford for February 2013 compared to a year ago, according to the Warren Group. There were three foreclosure petitions in February with eight the previous February, no foreclosure auctions compared to three last year and one foreclosure deed with four a year ago. Medford Among 'Best Places to Live 2013' Per Boston Magazine

The publication looks at what are among the best places for young buyers, and Medford made the cut.

The accolades keep rolling in for Medford has a great place to live in the Boston area for young home buyers. Medford was named one of the "Best Places to Live 2013" in the March issue of Boston magazine. The magazine was highlighting some of the "great sleeper locations for first-time home buyers locally." Playing off the popular colloquialism for the city's name, Boston said "Meffa has become Mecca for young, urban buyers" and touted its median home price of $355,000. Boston praised Medford for its "open space, new riverside bike path, and happening restaurant scene," saying they are "attracting young creatives in droves" to the city. Medford Home Sales Jump Up in November

The city saw a 36 percent year-over-year increase in single-family home sales, almost matching the statewide average, which was the largest year-over-year percentage increase this year.

Medford and Massachusetts as a whole saw a big year-over-year increase in home sales in November, which marked the largest year-over-year increase in 2012, according to the latest figures from The Warren Group. In Medford, 30 single-family homes were sold, a 36 percent increase over the 22 sold in November 2011. Statewide home sales in November were up 38 percent from a year ago and The Warren Group that it was the best November for sales since 2005. Homes sales in Medford were nearly 47 percent higher in October than compared to a year ago as statewide home sales increased year over year, according to the latest figures from The Warren Group. In October, 22 single-family homes were sold in Medford compared to 15 sold in October 2011, more than a 46 percent year over year increase. Statewide homes sales in October were up 22 percent compared to a year ago.
