Medford Home Sales, Foreclosures Down in February

Medford numbers reflect the state in both instances.

Figures released by the Warren Group indicate both home sales and foreclosures were down in Medford for February compared to the same month in 2012. February 2013 saw 16 home sales in Medford, down over 27 percent from February 2012, when 22 homes were sold. Condo sales were actually up slightly, from nine in 2012 to 11 in that same month in 2013. Foreclosure petitions, deeds and auctions were all down in Medford for February 2013 compared to a year ago, according to the Warren Group. There were three foreclosure petitions in February with eight the previous February, no foreclosure auctions compared to three last year and one foreclosure deed with four a year ago. Medford Foreclosures Down in January

Five fewer petitions filed in January in the city compared to December.

There were fewer home foreclosure petitions, auctions and deeds in Medford in January 2013 compared to the same month in 2012, according to data recently released by the Warren Group. In January 2012, Medford saw four foreclosure petitions, seven foreclosure auctions and three foreclosure deeds. This January there were just three petitions and no auctions or deeds within the city. there were eight foreclosure petitions in Medford in December 2012. The Warren Group said number of foreclosure petitions statewide dropped almost 30 percent in the year-over numbers for the month, declining to 940 from 1,333 in January 2012. Petitions have dropped for three consecutive months in the Bay State, according to the Warren Group.

Medford House Sales Up For Jan. Over '12

One more house sold in January in Medford this year than 2013, three fewer condos sold.

Sales of houses in Medford were up slightly in January 2013 compared to the same month in 2012, according to the latest figures from The Warren Group. In January, Medford saw 16 single-family houses sold, up from 15 in January 2012. Meanwhile, the city saw nine condos sold in the same month, down from 12 during the same month a year ago. Median home price sales made a major leap in January over the same month in 2012. They were $427,500 last month, compared to $280,000 in January 2012, an increase of over 52 percent. Median condo prices were down just over 5 percent, from $275,000 in January 2012 to $260,000 last month. Auctions down 46 percent, deeds down 38 percent for the year.

Home foreclosure petitions, auctions and deeds were all down in Medford for 2012 compared to the previous year, according to the latest figures from The Warren Group. There was actually one more foreclosure petition in Medford in Dec. 2012 than Dec. 2011, with eight petitions last month and seven in the same month in 2011. For the year, total foreclosure petitions were down from 92 in 2011 to 85 in 2012, a drop of 7 percent. There was only one foreclosure auction in Medford in December and no foreclosure deeds. There were five of each in Medford in Dec. 2011, according to The Warren Group's figures. A total of 22 foreclosure auctions happened in Medford in 2012, down from 41 in 2011. Medford Home Sales Up For Dec., 2012 Overall

Total home sales in Medford were up almost 30 percent in 2012 over the previous year.

Medford saw a large year-over-year uptick in the sales of single-family homes and and condos in the month of December and a strong improvement over 2011 for the entire year of 2012, according to the latest figures from The Warren Group. In December, 29 single-family homes were sold in Medford compared to 18 in Dec. 2011, an over 60 percent increase. A total of 14 condos were sold in Medford last month, up from 12 in Dec. 2011. Over the entire course of 2012, the Warren Group said Medford saw 326 houses sold, up from 252 in 2011. That represents a 29 percent increase. Medford Home Sales Jump Up in November

The city saw a 36 percent year-over-year increase in single-family home sales, almost matching the statewide average, which was the largest year-over-year percentage increase this year.

Medford and Massachusetts as a whole saw a big year-over-year increase in home sales in November, which marked the largest year-over-year increase in 2012, according to the latest figures from The Warren Group. In Medford, 30 single-family homes were sold, a 36 percent increase over the 22 sold in November 2011. In October, 22 single-family homes were sold in Medford compared to 15 sold in October 2011, more than a 46 percent year over year increase. Statewide homes sales in October were up 22 percent compared to a year ago.
